Here are The Kobold School's courses that will fulfill all of the Georgia education requirements to take the licensing examination.
The Pre-licensing 75 hour course shall include classroom lectures, student participation, exercises inside and outside the classroom and graded homework assignments. The course shall cover all the basics of the real estate business such as real estate sales and brokerage, appraisal, property management, financing, subdivision and development, community association management, counseling, home inspection and education, real estate math, Georgia specific real estate laws and the transactional basis of the real estate sales industry.
This course also qualifies licensees for 75 hours of continuing education credit during the license renewal period.

The 25 hour Community Association Manager Pre-license course shall include classroom lectures, student participation, exercises inside and outside the classroom and graded homework assignments. The course shall cover all the basics of community association management, financing, condominium management, homeowner and property owner associations, board meetings, insurance, fair housing laws, Georgia specific real estate laws and Georgia state license laws. Successful completion of this course will allow the student to apply for the Georgia state exam for licensure as a Community Association Manager.
For those already licensed, this course also qualifies for 25 of the 36 hour continuing education requirement for licensees during the license renewal period.
All classes shall be broken into one and one half hour segments with a fifteen minute break in between. All classes are taught to mastery and a final examination administered by the school must be passed prior to course certification.

The 60 hour Broker Pre-license course shall include classroom lectures, student participation, exercises inside and outside the classroom and graded homework assignments. The course shall cover all the basics of the real estate business such as real estate sales and brokerage, appraisal, property management, financing, subdivision and development, community association management, counseling, home inspection and education, real estate math, Georgia specific real estate laws and the transactional basis of the real estate sales industry. Also included are brokerage ethics, leadership, management, organization and business policies as well as marketing strategies and market positions.
This course also qualifies licensees for 60 hours of continuing education credit during the license renewal period.
All classes shall be broken into one and one half hour segments including a fifteen minute break. All classes are taught to mastery and a school final examination must be passed for course credit.

Sales Agent Post-License Course
Here are The Kobold School's courses that will fulfill all of the Georgia education requirements to take the licensing examination.
This 25 hour post licensing course focuses on real estate fundamental practices and techniques in marketing and selling residential properties. Course content includes real estate marketing, data analysis, target marketing, market segmentation, promoting yourself, products and services, objection handling techniques, marketing plans, closing the sale, listing and buyer presentations, discussions on Georgia Residential Fraud Law and ethical behavior of real estate agents relative to clients, customers or other agents. Course work will be accomplished thru a series of lectures, reading assignments, exercises, group discussions, group and individual presentations. After completing in class course work, students will receive PASS/FAIL grade based on presentations demonstrating skill mastery of course content and receiving a passing grade on final exam.
This course qualifies a licensee for 9 hours of the 36 total hours of continuing education credit required during the license renewal period.
All classes shall be conducted with fifteen minute breaks every one and half to two hours. After three hours of class there will be a one hour break. Only six hours of class shall occur in one day. Group exercises, town hall style meetings, study groups, group presentations and interactive teaching methods and lectures will be used throughout the course.
A final exam will be administered prior to course certification.

Continuing Education Courses

The course is designed for those sales agent and broker licensees who want to be prepared for the risks involved in managing community associations. The pre-license curriculum for brokers and sales agents does not adequately prepare the licensee for the unique challenges and liabilities involved in managing a community association.
This is a six hour Community Association Manager Continuing Education course and includes in classroom lectures, student participation, exercises, and interactive instructional techniques. The course covers all the basics of budgeting and rules enforcement, accounting principles for Community Associations, trust accounting, telecommunications laws, Federal income tax laws, the Georgia Condominium Act and the Georgia Property Owner’s Association Act, and ethics.

The three hour Georgia Real Estate License Law Continuing Education Course shall include in-class instruction, exercises and class participation and interactive instructional techniques. The course covers the four categories of licensure in Georgia, the effects on license status by a licensee of prohibited conduct, trust accounts,, licensee’s requirement s for changing offices, unfair trade practices, brokerage relationships, advertising, transactions and licensees acting as principals.
This course also meets the Georgia Real Estate Commission requirement to take a continuing education course in Georgia Real Estate License Law during the license renewal period.

The course covers the foreclosure process, short sale contracts, the REO contract and the bidding process for auctions. The three hour Fair Housing Continuing Education Course shall include in-class instruction, exercises and class participation and interactive instructional techniques. The course covers classes of people who are protected against discrimination in housing by various federal law, the Fair Housing Act is enforced. Exemptions are explained as well as regulation of real estate advertising. Various protections are covered under the Fair Housing Act, the Housing and Community Development Act, the Equal Credit Opportunity Act and the Americans with Disabilities Act.
